RENTAL POLICIES
OCCUPANCY: Rental price is for the base occupancy. Occupancy is stated as a range
where the lower number represents how many guests can sleep in beds and the upper number includes additional guests sleeping on futons or sofa beds. There is an extra charge per stay for additional guests.
TAX: 9.75% tax (or the current legal rate) is charged on all rentals.
CHECK IN & OUT: Check In is 3:00 pm or later and Check Out is 10:00 am. No early Check In or Check Out. We need the in-between time to prepare for our next guests.
PAYMENT: A 50% deposit by credit card is required to confirm a reservation. The balance of your reservation is due 30 days prior to your arrival date. You may pay the balance with the credit card we have on file or call the office to make other arrangements.
CANCELLATION: We will issue a full refund of your deposit, minus a $75 processing fee, for reservations cancelled 30 days prior to your arrival date (90 days for the Brick Chalet Lodge). Deposits and fees for reservations cancelled less than 30 days prior to your arrival date are non-refundable (90 days for the Brick Chalet Lodge), but may be applied to a future reservation within a year. No shows and early departures are obligated for the entire amount of the reservation. |
DAMAGE DEPOSIT: A Damage Deposit hold of $200 will be secured against your credit card at the start of your stay, ($400 if you are bringing a pet). This is not a charge and will not appear on your credit card statement. Per North Carolina statutes, deposits may be applied to actual damages, theft or unpaid charges caused by the Tenant, their family and guests. Upon arrival, please report any problems or damages or we must assume these occurred during your stay. Damage Deposits may also be used for lost keys/lockout charges, having unauthorized pets on premises, smoking, excessive cleaning fees, for expenses resulting from agreement violations or for too many guests. Charges could exceed the deposit amount and may result on a larger charge to your credit card.
SMOKING: No indoor smoking is allowed. Any evidence of smoking inside the cabin will cause the entire Damage Deposit to be forfeited. Please restrict all smoking to outside areas. Cigarette receptacles are provided on the porches of all cabins.
PET FRIENDLY: Pets are permitted only with prior approval and only in selected cabins. A non-refundable pet cleaning fee of $50 per pet will be charged. Pets brought to cabins that do not allow pets can result in immediate eviction with forfeiture of remaining paid stay. Pets are not allowed on furniture (including beds and sofas), at any time. Unattended pets in cabin must be crated. Evidence of any pet being in the hot tub will be cause for loss of security deposit in full and may be subject to additional fees. |
HOT TUBS: Keeping the hot tub cover on whenever it is not in use will maintain the water temperature. Do not stand on a hot tub cover, it will break, and there is a $500 replacement charge for the damage. Do not use soap, bath oils, bubble bath, etc in the hot tub. We recommend that you shower before and after using the hot tub. Some lotions, creams, makeup, soaps, bath oils, etc mixed with the hot tub chemicals may cause a rash on your skin.
WE PROVIDE: Each cabin is supplied with dishes, kitchen utensils, cookware, bed linens, blankets, pillows, and towels.
YOU PROVIDE: We recommend that you bring or purchase consumable supplies (paper products, trash bags, soap, and detergent). There will be a “starter amount” of these when you arrive, but it is not meant to last your stay. If there is a charcoal grill, wood burning fireplace or fire pit, you will need to supply the fuel. Also, if there is a pool or your cabin is near a creek you should bring beach towels to use outdoors. |
